Smoke Test For Safety And Efficiency

You should have your furnace serviced by a professional every year but if you can't afford it or don't have the time there is a simple test to let you know if your system is operating safely and efficiently.

Surgi's Smoke Test
(this test requires a stop watch)

When the children are away from home, turn on your heat to 85 degrees and begin timing when the blower starts.  If you haven't had your system serviced, you will begin to smell smoke.  When the smoke smell goes away record the total elapsed time and refer to the table below:

0-10 Seconds - Congratulations!  You have been changing your filters regularly and/or have had your system serviced recently.

11-30 Seconds - This is fairly normal and, although it can cause an anxious moment, your system is most probably operating correctly and the efficiency is minimally affected.  If your smell time is over 15 seconds you may wish to change your filter more often or switch to a pleated filter.

31-45 Seconds - You are most probably safe.  Reset your smoke alarm and open a door or window to clear the smoke smell.  We will caution you to observe the system for an additional 10-15 minutes for any unusual signs of danger.  At this point, the efficiency of your heater and air conditioner has been reduced to the point that a professional service call will pay for itself and save you money on both air conditioning and heating.

46-60 Seconds - Turn off your furnace or air handler immediately.  If the smoke smell stops, schedule a professional service call before you turn on the heat again.  Large accumulations of dust on the furnace heat exchanger or the electric heat strips indicate poor system maintenance which can affect safety and efficiency.  A skilled service man can clean dust from the heater as well as the blower wheel and evaporator coil assuring you of safe operation and dramatically increasing your efficiency.

Over 1 Minute - Turn off your furnace or air handler and call a service company immediately.  Observe your heater in the attic or closet for signs of continued burning.  Be aware that a gas furnace with a cracked heat exchanger can cause flames to "roll out" of the furnace and up the side so make sure that there are no combustibles near the furnace (for instance, clothes or Christmas decorations).  Even if the service company cleans the system and gives the all clear consider adding a smoke detector and carbon monoxide detector for protection.

What should I do if my AC unit was under water because of the recent flood?



We have receive many calls due to the large amount of rain with AC flood damage.  Here is a quick list of items to know about your air conditioner.

First and foremost, go to your breaker panel and turn off the power to your AC unit.  More damage could occur if electricity flows into the unit.  Second, contact your homeowners insurance company and see if you have any coverage from flooding or storm damage.  Many policies exclude flood damage but will cover if a tree limb damages your AC unit.  So if you have wind damage, make sure to mention this first before you mention the flood damage.

Fresh water is not the same as salt water and is much less corrosive and damaging.  Be sure to let the condenser dry out for a few weeks before having service performed.


For the outdoor section:
  • Turn off the breaker
  • Have the coils cleaned.  This should be done from the inside of the unit by removing the top of the unit.
  • If any electrical component was submerged, it should be removed and checked for corrosion and faults or replaced.
  • The condenser fan motor could be damaged if the seal around the motor is bad.  These motors are designed to be in the rain but not submerged.
  • Compressor terminals should be cleaned as rust and corrosion will build up over the next 60 to 90 days.

The Final Phase-Out Of R-22


In 2010, regulations required that the manufacture of air conditioning systems using R22 freon cease.  Many manufacturers found a loophole and continued to produce these units through 2015 by shipping the units without refrigerant.  These "dry ship" units are still being installed today as inventories are depleted.

Surgi's has not installed a system using R22 since 2006.  We felt that the scarcity of R22 would place an undue burden on our customers in the future.  We also support the reduction of greenhouse gasses.


Meanwhile, the production of R22 has been dramatically reduced from a high in 2013 of 63 million pounds to 18 million pounds in 2016.  As a result, the cost of R22 has increased 500% in the last 5 years.  The cost of charging a 3 ton air conditioning system with R22 now costs between $600 and $1,000.

If Your R22 System Fails You Have Options  

Some air conditioning companies are aggressively trying to sell new air conditioning by condemning older systems that may only require relatively minor repairs.  Surgi's offers free second opinions for customers that have paid a company for an evaluation and may have second thoughts about their diagnosis.  Just provide a copy of a paid invoice to another company less than 30 days old and we will confirm the diagnosis of your system at no charge.

Surgi's has had some success with modifying an existing evaporator coil with a valve to make it compatible with the new condensers and refrigerant (R410a).  This solution is considered temporary in that if the old coil is not rated to handle the operating pressures of R410a it may develop leaks.  Also, the cooling capacity of this configuration may be reduced.

If you have gas heating and your heater is in good shape you have the option of only replacing the condenser and evaporator coil.  When your furnace requires replacement, you will pay a premium for a new installation versus having the heater replaced as part of a complete system installation.

If you do require a new system we have teamed with several manufacturers to provide 0% financing for up to 60 months on many of the new, high efficiency systems in the marketplace.  The efficiency savings provided by these new systems can often approach the monthly financing payment.

Gallery House Condominiums

This spring Surgi's was hired by Gallery House Condominiums on St. Charles Ave. to remove and re-install all 28 rooftop condensers as part of a re-roofing project.  During the project, all condensers were removed and replaced on galvanized frames.  All refrigerant lines, electrical wiring and thermostat wiring was replaced to meet code.  The roof penetrations were re-capped with new galvanized roof jacks.  

To meet FEMA and City of New Orleans code and to protect the systems from storm winds, galvanized steel stands were anchored to the roof with each condenser fastened with steel strapping to the stand.

Time For Spring Cleaning and Operating Check-Up


It’s that time of year again. Spring! For most of us, that means shaking off the remains of winter, getting organized and preparing for the warmer days ahead. In other words, spring cleaning!

FLOODED AIR CONDITIONERS

WON'T RUN FOR LONG...



When flood water gets into your outdoor AC unit, it causes corrosion, which does not allow your system to run efficiently or effectively—if not addressed immediately it can destroy your AC System over time.  



If your condenser had water up the the plug on the compressor it should be condemned and replaced. We learned our lesson during Katrina...we thought that if we cleaned the condenser and dried it out and it ran, it would be OK. Saltwater can never be entirely cleaned from the condenser coil. Likewise, fan motors, electical connections and control boards can become corroded over time.

A system that runs after a storm is not necessarily a sound working system. After Katrina, it was a year or two later that these condensers started failing.  The problem is that two years after a storm the insurance companies refuse to honor a claim.

Do not think that because your condenser is running that everything is alright. Call Surgi's for a cleaning and complete inspection. If we feel that the future operation of the system was compromised, we'll document your claim for your insurance company.

Most insurance policies cover the cost of replacing a flooded outdoor unit.  Remember – if flooded – have a Surgi's Service Technician check your AC system. For your safety it is best NOT to turn your system back on until a professional checks it.

Air Conditioning Dispute Mediation


Several times a year we get a call from upset homeowners expressing concern that the new heating and air conditioning system they bought from another air conditioning company has been incorrectly sized, poorly installed or their contractor refuses to resolve problems.  Their thought is to pay Surgi's to document defects so they can build a lawsuit in order to have their problem resolved.

Problems and disputes can reach an emotional level between the parties which can stifle negotiations.  While we are quite capable of documenting defects, our first course of action is to get their permission to contact the original contractor and to try to reach some amicable resolution of the problems.  We have been successful in 80% of these cases.

Why?  Because 99% of homeowners are reasonable people who just want their problems resolved and 99% of all air conditioning contractors try to do a good job and want to have customers pleased with their services.
